How much are annual dues?Annual dues are $150. They are due within 30 days of billing.

What are my annual dues used for?Your annual dues are used to pay for grounds, maintenance, ponds, utilities (power for ponds and lighting), insurance, social functions, communications, capital improvements, and small miscellaneous expenses such as photocopies of covenants and this website.

What is the dues payment policy?All dues are payable within 30 days of receipt. Once a dues bill is 90 days delinquent a $10 per month service charge will be applied to the account. If a dues bill becomes 180 days delinquent, a lien will be recorded on the property in accordance with our bylaws.

Do I need approval to have my yard fenced in?Yes you do. The Land Use & Review committee needs to approve it. Please submit request letters to the Board for approval. The same goes for major landscape projects, ponds, etc.

Does the Association require that I have yard lights?Yes. Our covenants specify that each owner must have and maintain one yard light in the front yard, and one yard light in the back yard.

Which pond is which?The Northernmost pond is Lotus. Just South of Lotus is Iris. Just South of Iris is Cattail. And Prairie is on the West side of the neighborhood.

What is the purpose of the fountains in some of the ponds?The fountains are aerators. They add oxygen to the water and help prevent stratification, which was the cause of a fish kill in Cattail in 2003.

Which ponds can we fish in?All of the ponds are stocked. The rule is catch and release.
Champaign City Ordinance requires that dogs are cleaned up after anywhere other than the owner’s property. Please adhere to this guideline in our neighborhood. Thank you!
